ADU Investment Projects

Project 1: 3706 Florence, San Diego 92113

Originally a 2-bed/1-bath house with an attached garage, we are turning the home into a 3/2, converting the garage into a 2/1 accessory dwelling unit (ADU) and adding an additional 7 units in the backyard with a designated laundry space. For the backyard build, we will use stackable, modular homes fitting the San Diego micro-unit regulations. Status: Owned and already under construction with the rehab and ADU conversion.

Project 2: 3708-12 Ocean View Blvd, San Diego 92113

Mixed-use commercial/residential property that is  prime for major development. Existing structure is a 3-unit commercial property that we plan to build out into a commercial kitchen/pantry, property management office with possible  retail component. Additional scope of work includes constructing 16 dual-occupancy units or a combination of units equaling 50+ beds to service veterans, sober living, homeless and at-risk youth. Status: Owned and in pre-development.

Project 3: 619 S 30th Street, San Diego 92113

Originally a 3-bed/1-bath house, we will rehab the home into a 3-bed/2-bath. For the value-add, we plan to build 4-6 ADUs in the backyard with a designated laundry space and outdoor community space. Status: Owned and rehab in process.
